If you have an urgent repair and it is outside office hours, please follow the procedure below:
Step 1. Confirm that your repair is one of the following:
a) a gas leak
b) a dangerous electrical fault
c) flooding or serious flood damage
d) serious storm or fire damage
e) a failure or breakdown of the gas, electricity or water supply to the property
f) a failure or breakdown of any essential service for hot water, cooking, heating, cooling or laundering
g) a fault or damage which makes the property unsafe or insecure
h) a burst water service
i) an appliance, fitting or fixture that uses water or is used to supply water that is broken or not functioning properly, so that a substantial amount of water is being wasted
j) a blocked or broken toilet
k) a serious roof leak.
l) A malfunctioning smoke alarm
If your issue is one of the items listed above, please proceed to step 2.

Step 2. Contact the following tradespeople
As these are the landlord’s preferred trades, you must try to contact them first.

Please note: Should you be unable to reach the designated tradesperson above, please contact the handyman/builder and they will arrange for the matter to be attended to.
Locksmith – Should you lock yourself out and require a locksmith, you will need to cover the costs. This will not be re-imbursed by the landlord.
Step 3. Keep records
Keep a copy of all written communication and receipts for any repairs you pay for yourself.
Step 4. Provide notice after repairs
Once the repair is done, advise the agent as soon as possible, give the landlord written notice of the repairs and costs, along with the receipts. This should be emailed to Agents and Co at hello@agentsandco.com.au
